Not assumption, Subject To

I was using the wrong term about the house with the VA loan. It would be a subject to or possibly a contract for deed, not an assumption. For an assumption, I'd have to qualify, like it's a new loan. The homeowner seems unsure she wants to go this way, but we'll stay in touch.
All the info. is at the bank for the B&B. We'll know fairly soon (I hope) how it turns out. I'd make 12k, which would be great. I have another lady wanting to come up and see the other two. Trusting God for the right outcome on these.
I'm still making offers. Probably not as many as I should, but I do what I can. Something will work out eventually. Also working in the short sale, but as usual the bank is difficult, mostly getting to TALK to them!!

VA loan assumption?

Not sure yet how motivated this homeowner is. I contacted them through craigslist. But I will be talking to her about assuming her VA loan on her house in Spencer. She wants her name "off" the loan, doesn't yet understand that you can't assume a loan and do that. That would be selling. We'll see how it goes.
My ad is in the paper today, maybe I'll get calls this week. I may change wording to say I can take over payments, and look for some good Sub2s.

The elderly lady with the house in Wooster appears to not be very motivated. She wants only about 10% less than market value. We'll see. I will talk with her again. Trying to call the man who was somewhat interested in buying, but no answer, maybe he lost motivation for that one.
The B&B deal is still up in the air. First the buyer then the seller went to FL for vacation, so it'll be another week before the bank probably even has all its info to make a decision. It would be great if it went through!!
I got the paperwork from the homeowner for the short sale, so I'll call the bank on Monday and start on that. It would be a good house for a family if I can get it at the amount I'm willing to offer (looks like around 140k right now).
My ad isn't in this week, due to family issues/stress. I'll get it back in next week. I will go to craigslist after this and see what I can drum up from there.

I'm still working on RE, just haven't been posting. I have an offer out on an elderly lady's property, and possibly someone that might want to buy it. So I'll see what she thinks of my offer next week. I probably could go a bit higher if I have to and still make a decent flip fee.
I also was contact by the REO realtor about the property on Liberty St. The bank wants my offer in writing (35k) so I'm doing that. Haven't heard back from her about my needing to sign or anything. I suppose it's a good sign they are pursuing my offer. I may need to start to market it soon, hope so!
Starting on a short sale for a man here in Wooster. It's a nice 3/3 on 5 acres, only 10 years old. He owes a lot more than it is worth. First Franklin is the bank, I have no idea how they are about SS's.
The Bed and Breakfast deal was on hold this week as the potential buyer is on vacation. Hoping to hear more next week. I sent my option forms out to the owner.
Guess that's about it for now. Seems like something is going to work out soon!

Saw the Sub2 house...and other things....

The possible Subject 2 house was nice. They are having a realtor come over Monday, but if that doesn't work out, or if they get the impression their house is going to sit for a long time, they may go with me. We'll see, I'll call them back next week. They were quite nice.
Also, the people that looked at the B&B are talking to the bank about buying. So that would be a nice fee for me (12k). Hoping it works out for all of us!
I have another couple also wanting to know more and I need to get some pictures to them. They want to come into town sometime soon to look.

Couple of things going on

I go Saturday to talk to the family about the Subject 2. My only concern is them wanting to buy right away. Since they're preapproved, it might be OK as long as the bank sees that they are no longer responsible for the mortgage.
I also have an appt. Sat. at 3:30 for a buyer interested in the Bed and Breakfasts. We plan to see two of them, with Jared, the owner's son. Should be interesting!!!

I got a call from a local homeowner. They want out, they found another house and want to get out of this one asap. There is equity, but they are concerned about not selling if fast enough, plus the ARM resets in Sept. I will go see them Sat. and possibly get a signed contract. Then I'll start advertising.
Need to call the landlord back and let him know that I can't do anything except with owner finance.
Also, I'm marketing some local B and B's, will make a flip fee if I sell them.

He has 8 properties he wants to be rid of. There are 2 he really HAS to sell, the other 6 he could owner finance. I don't know if I can buy any of them. His prices are not that great. I am used to evaluating by price, because of wholesaling, but people on FH are saying it's about cashflow. That's hard for me to agree with. I wouldn't want to buy anything that doesn't cashflow at least $200/month. I'll have to go over the numbers more and talk to him next week.
I'm supposed to go see a house in Killbuck tomorrow. Spoke with the Holmes County investor that knows the area and he warned me about that area being in a flood plain. He said it would be hard to even do a rehab there because you have to have extra flood insurance, etc. It is snowing so much right now I might postpone.

No go on elderly woman's house

I showed up on time, homeowner did not. I got a voicemail later saying that she knew we were scheduled to meet, but that she had "taken care of it". I think she means she is selling the house to someone else. That's OK. I wish her well. If a O-O is buying it, she'll get more than I could have paid, which is very helpful for a widow like her.
I drove by a couple of the landlord's houses. One is fairly nice, the other fairly old looking. I plan to meet with him Tues. and see what he is thinking and just how motivated he is.

Landlord called me....

An elderly man that owns 9-10 properties in the area called today. He is tired of landlording, is legally blind and can't drive. He would like to owner finance these properties. Or I guess really a subject to. I'd take over the mortgage payments and get the deed, if there is a difference between selling price and mortgage balance, he'd take back a note on those for some income. I told him I'd drive by the properties and get back to him. I'll probably try to set up something for Tues. since Bethany will be available and wants to be involved. I am going to run comps on all these so I know what a good price would be. It looks like he may have paid close to retail about 7 years ago, hard to say though, he might have put down a good down payment and the 7 years would have reduced the principal somewhat. We'll see.
Also, meeting with the elderly lady and looking at her house tomorrow at 2:30. And the RE agent put in the offer on the REO for me.

Told agent to make another offer....

This one is in nearby Sterling. Looks like it needs a lot of work. I offered $25k, they're asking $62.5. I have an inspection contingency so if it's accepted, I have time to go through it.
I also left a message for the older lady about setting up a time. Her nephew had passed away, though, so she may not get back to me this week.
I need to step up the amount of offers. I need to get into a system of some sort so I know what's next, when to offer again in a month (I started to write them on a calendar) etc.
Also sent a letter to a man from Cincy who owns a nice local duplex. He's dropped the price $60k, it's been on the market like 9 months. Offering to discuss a subject 2 or a L/O.

The bank from Medina declined my offer. I offered again, $1k higher. If they decline again, they go on my calendar and I offer the same amount again in a month and keep repeating.
Time to find 2 more places to offer on this week.

Will go see the elderly lady's property

She called and apologized, as she had the time down at 3:30, not 3:00. We couldn't meet today, as the weather was bad. We decided to talk later in the week and set up a time. I'm pretty sure of the ARV, just need to know what repairs are needed.
RE agent said she hadn't heard anything back from the bank on the offer on the Medina property. I need to get ready to make another 2 offers this week.
A man from Cleveland contacted me with a 4-plex he wants to sell. It cashflows well, but he can't keep up with maintenance etc. as he just got a promotion and has to travel. It looks like a good deal, but I'm unsure if I could get financed. I'm trying to think of a no-cash way to do this.

Them's the breaks....

I'll have to get used to getting one's hopes up a little bit (not a lot, just thinking that with quite a few things happening, one of them might stick) and then having a day where nothing goes really right. I'm sure, in the beginning, there are MANY more of those than the other kind. But I'm also sure it will be worth it.
The homeowner from here in town no showed today. She had asked me to call and remind her of the appt., but all day her phone was busy. So I went and hoped. She didn't show up but I did look around outside and in some windows. It all looks like it needs updating, so it's not that hard to estimate really. I left her a message.
The house I might sandwich lease is starting to bug me. She wants a tenant application, background check, credit check etc. Annoying. I told her I'm kind of offended, as I'm another investor and personal/professional refs. should be enough. I'm also not happy because she is continuing to advertise a ton of places, doesn't think all my stuff will be processed in time for this weekend, and then expects me to still put a lot of effort into it, when she is probably going to have it leased before I'm even "approved". I told her I'd lost interest.
Did talk to a local investor today who is ready to buy. I told him he'd be the first one I'd call when I get one under contract.
Also, the Honeytown Rd., property, I was about to place an offer and the agent said that he has a verbal contract as of today. Oh well. I did make an offer on a Vine St in Medina property. Trying to do at least 3 offers/week.

Working on a sandwich lease option

I got an email from an investor from PA. They own a nice house about 14 miles from here. They need to get it rented or lease optioned. I agreed to do this, if I can pull it off I'll get part of the option fee, half the security deposit and also $ at the time of the sale. I'm still waiting on a copy of their L/O contract etc., but I'll start advertising asap.
I also got a call from a homeowner who is widowed and lives in an apartment now. Her home was lived in, I believe by her son or brother, who is now moving out. The furnace just went out and there is water damage. I will meet with her on Monday to see it and see what I could offer.

Talked with another homeowner

He is here in my town. He is not behind on payments yet, but his ARM is about to reset and he can't keep up. We discussed his options. He is waiting to see if the bank will freeze the reset for 2 years. If not, we discussed deed in lieu of foreclosure and short sales, etc. He said he will keep in touch, I sent out a letter and business cards so he'll be more likely to call me back.
I'm looking at some more REOs and figuring out what offers to make soon. I want to get to making 3-5 per week.

Still working on my plan

Seems like I go back and forth as to what my business plan is, based on what calls and contacts I get. I want to mainly wholesale right now, but some calls would only work as a Sub2, for example. I will continue to work on being more precise in what my goals are here. I dont think I'll succeed very well if I'm all over the place, but on the other hand it helps to know several types of ways to deal with a property.
I am getting info. on a free website for investors that is about owner financing. I'm looking forward to seeing what that is all about. The owner in Galion is still considering all his options.

Two deals Im working on....

I will go Monday to discuss the Sub2, but I also got an email from a homeowner I had talked with a week or two ago. He is really tired of this house (his son had bought it, lost his job, Mom/Dad cosigned etc). and wants out. I am discussing several options with him, one being we lease-option it out, split all profits both with cashflow and at selling time. I want to think that through carefully, as I know any kind of partnership can be BAD. I'll have to have all my ducks in a row if we do this, and I'll have to handle payments from L/Oer etc. Well see.

I emailed a subject 2 expert on the flipping homes forum and he said this looks like a deal. I may look for a L/O for a year, with the rent increasing in a year to go along with the interest rate. Or I may wholesale it, Ron Z. is expressing some interest. Hoping things work out on Monday, so I can help them and it can benefit us all.

I got a call from my newspaper ad today. It is a seller with a house worth 140k and owing 109k. Payments on loan are $889/month. I will go see them Monday night and talk about the options. They are about to get behind on payments and want out.
