In short, the reason is to get you an improved deal than you'd have gotten without. It's really as simple as that! What this means is getting you just what you want, keeping you what you wouldn't like, saving you time and hassle, saving you money, making sure all papers are written to your advantage, keeping you in control, and seeing that everything is handled prior to the sale actually closes. Developing a buyer representative is the difference between creating a repair manual (seeing homes online) and having a mechanic (actually purchasing one). This means that if you aren't in the real estate business, you won't be familiar with the ins and outs of buying a property (meaning no offense to you). You also defintely won't be familiar with steps to make it meet your needs. The listing agent will use this fact to find the seller a much better deal at your expense. Simply because an agent is likable and is also driving you around doesn't automatically mean he is working for you! Unless you have an agreement otherwise, he or she is the SELLER'S agent, not YOUR agent, and definately will work to get the seller the best bargain!

The buyer agent really works to get you what you want and get the best selection on it, PLUS this keeps you from going to a serious disadvantage while using seller and realizing 6 months later that you could have done better.

(Ahhh, the pleasures of shopping for a home!) The customer agent does pretty much everything and just reports the highlights for your requirements.

What it depends upon is this: you may be working with a representative no matter which home you get, whether coming from a private owner selling his/her house by having a real estate agent who represents THEM (not you), or from a builder's representative (the agent that is in the sales office around the new home lot), who represents the BUILDER (not you). Or, you can work with a representative who looks out in your case. Which can you prefer?
